Future Phases | Cavender Neighborhood
Hixon Properties and the Cavender family have partnered on a portfolio consisting of approximately 9 acres along Broadway between downtown and Pearl. The Soto is the first phase of Hixon’s development plans for the area. Subsequent phases are currently in design and will be realized over the coming years – culminating in an urban neighborhood unlike any other in San Antonio. The neighborhood will include buildings with new, modern architecture positioned amongst many revitalized, existing structures and pocket parks. It will offer a variety of uses, including, office, residential, and retail/entertainment.
This reach of Broadway has a rich history in San Antonio dating back hundreds of years. The path of the San Antonio River and the Alamo’s Acequia Madre snaked through the area providing water and fertile land for the city’s European settlers. In the 1800’s this area became one of the first single-family residential neighborhoods outside of the downtown core. With the invention of the automobile in the early 1900’s, the area transitioned to a vibrant commercial district based on that industry. More recently, car dealerships and complimentary auto service businesses have moved out, and public and private investment has stimulated new growth in the area. This neighborhood is experiencing a new era focused on walkability and active, urban living.
Hixon has the experience and patience to incrementally develop the area in a way that serves the immediate neighborhood while also attracting people from across San Antonio. By the end of 2020, there will be approximately 2,500 office tenants and upwards of 3,000 residents within a 5- to 10-minute walk of Cavender. Hixon’s future phases will focus on meeting the daily needs and wants of these neighbors making it the place they call home.
